1. Prepare before you inspect

Good rentals move quickly in many Australian suburbs. Before Saturday inspections, prepare your documents: photo ID, proof of income, references, rental history and a short cover note. A complete application submitted fast often beats a better application submitted late.

2. Inspect like a pro

Check water pressure, phone reception, ventilation, heating, cooling, locks, smoke alarms, parking rules and noise. Take photos. If the agent rushes you, slow down anyway. You are not buying a sausage roll. You are choosing a home.

3. Understand the lease

Most residential tenancies are fixed-term or periodic. Read the rent amount, payment frequency, start date, end date, special conditions, water charging clause, break lease rules and pet terms. Never rely on a verbal promise if it matters.

4. Bond and condition report

Your bond should be lodged with the official rental bond authority in the relevant state or territory. The condition report is your strongest protection. Add every mark, chip, stain, broken fitting and missing remote before returning it.

5. Moving checklist

  • Confirm keys, remotes and access fobs in writing.
  • Connect electricity, gas, internet and contents insurance.
  • Photograph the property on day one.
  • Store lease, bond receipt and condition report in one folder.
